Introduction

This Privacy Policy applies to heimo.io, heimo.se and any other sites, apps, communications and services ("Services") owned by, and distributed by the Swedish company and legal entity Heimo Group AB, with corporate identity number 559420-7028, further referred to as ("us"), ("we"), ("our"), ("heimo"), ("Heimo").

Heimo is a social network and online platform tailor-made for housing, enabling individuals, professionals and companies to connect, create, communicate and share housing needs and listings, recommend and find each other, amongst other things.

To provide our Services we collect, process, use, and store information about you. We don't sell personal information about our registered users ("Members) to others without consent, and we only share personal information when it is necessary, and only as described further down in this Privacy Policy.

Members at heimo can create and share their personal profile ("Individual Profile"), or professional profiles ("Professional Profile"), engage with other Members and their networks, recommend professionals, exchange information, knowledge and personal experiences, create, publish and in other ways communicate, share and view content and personal listings, all to enable themselves, other Members and their networks to find housing and business opportunities.

As a Member, you have access to all content and data shared by other Members with Public Visibility, however some content, features and information is also available and viewable by non-members (”Visitors”). The data we gather and store for Visitors is further described below.

You should always feel that you are in charge of your own data, and we work hard to ensure transparency about what data we collect, why we collect it, how we use it, who (if anyone) we share it with, as well as your rights.

As a Member or Visitor of our Services, we offer you a lot of personal choices about what data we can collect, use and share.

Please note that our Services for registered users (Members of all account types), are only available for residents and legal entities within the EU, EEA , UK and Switzerland. If you are not a resident or legal entity within the EU, EEA , UK or Switzerland, you can not register as a Member and if we suspect, get notified, or notice ourselves, that a resident or legal entity outside the EU, EEA, UK or Switzerland registered an account as a Member, we will ensure to delete the registered account and all information tied to the account.

Data controller

Heimo Group AB, a Swedish company and legal entity, with corporate identity number 559420-7028 is the controller for processing your personal data provided to, collected by or for, or processed in connection with the use of our Services.

As a Member or Visitor of our Services, all data collection, use and sharing of personal data is subject to this Privacy Policy.

Changes to this Privacy Policy

We can modify this Privacy Policy, and if we make changes to it, you will be notified through our Services (or by any other means), to allow you to review all updates and changes. If for any reason you object to any of the updates and changes, you can always delete and permanently close your account.

Your continued use of our Services after we publish new updates and changes and give you notice about said changes, means that you approve and agree to said updates and changes. This allows the continued collection, use and sharing of your personal data as per the changes in accordance with the updated Privacy Policy terms, as per its effective date.

One legitimate reason for our data collection may be the Agreement you enter and our Terms & Conditions you agree to when signing up to use our Services.

Consent
We will ask for consent to use some of your personal information for specific purposes. If we ask for consent, we will also make sure that you can revoke your consent, either via our Services, and/or through device permissions and/or by contacting us. We may also ask you for permission and consent to access certain data, even in the event that we are not obliged to ask for consent.

Legitimate interest
We might collect, store and use your information because we, or a third-party, has a legitimate interest in doing so. We use your information to provide and develop our Services, including but not limited to, providing you access to your account, providing customer support, helping you find other Members, professionals, companies, and other relevant content. Important to mention is that our legitimate interests as a company can never outweigh your personal right to privacy. With that, we only rely on legitimate interest when we can properly motivate it after have done a so called balancing test.

Legal requirement
We may be legally required to collect, store and by other means use your personal information to comply with the law, for example in the event of an ongoing legal process, or if we need to take legal action, or similar actions.

Personal data - Individual Profile, Professional Profile, Company Page

In order to use our Services, we may ask you to provide us with personal information which can be used to identify you as an individual, as well as a professional.

On top of what is necessary to provide for the creation of your profile at heimo, you also have the right to decide which additional information you wish to display, such as your education, skills, achievements, profile picture, other photos and other similar endorsements.

In the event that you as a Member and/or Company requests to get a Verification added to your Individual Profile, Professional Profile, or Company, we may ask for and collect additional information such as, but not limited to:

Personal data - Listings

When you use the feature to create a Listing, we may ask you to provide certain personal information which can be used to identify you as an individual.

The personal data we may collect for Listings includes, but is not limited to:

Usage data

When you use our Services, we may automatically collect data such as, but not limited to, your Internet Protocol address (IP Address), location, device type, browser type, browser version, the page visits of our Services, the date and time of your visit, time spent on those pages, unique device identifiers and other diagnostic data which will help us improve our Services.

When you use our Services by, or through a mobile device, we may automatically collect information including, but not limited to, the type of device, the unique ID of the device, the IP address of the device, the operating system of the device, the type of mobile browser you use, location, unique device identifiers and other diagnostic data. We may also collect information that your browser sends whenever you visit our Services or when you access our Services by, or through, a mobile device.

We may further maintain records of usage data when you interact with our Services. This includes, but are not limited to, instances such as viewing or interacting with content, or advertisements, conducting searches, answering forms, installing or updating our applications, or sharing articles or publishing listings.

We may also gather usage data from when you interact with other Members of heimo via our contact feature, or any other means of communication in relation to our Services, whether you are sending, receiving, or by other means engaging with other Members. For instance, if you receive a connection request, a response to a published listing, or a recommendation, we may monitor whether you have responded to it and may, from time to time, provide you with reminders.

In the event of us receiving a complaint or a report of that you have been involved in contacting others, or by any other means communicating via our Services, in a way which are in violation to our Terms & Conditions, we may interact with the contact information available to us, and other means of communication you have used via our Services, in order to investigate if there are in fact any violations to our Terms & Conditions.

As a professional, personal data about you, and your eligibility to use our Services, may also be provided to us by your employer and/or company, or any other third-party organizations, which might purchase and/or use our Services for your professional use. This data may include, but is not limited to, your first name, last name, professional email address, and/or any other relevant information to you as a professional, information about Company Page administrators, as well as authorising professional users of any of our Premium Services.

Other information

At times, we will introduce new features to our Services which may necessitate the collection of new personal information. Should we collect significantly different personal data or make significant changes to our data collection, usage, or sharing practices, we will always inform you and may modify this Privacy Policy accordingly.

Our Services may contain links to other websites, provided by us our by our Members, and not operated nor secured as safe to visit by us. If you decide to click on any third-party link, you will be redirected to that third party's website, and we strongly advise you to always review the Privacy Policy of every site you visit. We also want to stress that we have no control over, and have no responsibility for, the content, privacy policies and/or practices of any third-party websites or services you may visit. If you suspect that a link provided by us or a Member via our Services might lead to a malicious, or by other means potentially harmful website, we urge you to report that to us as soon as possible by sending us an email to [email protected].

We also urge you to refrain from publishing or adding any personal data to your Individual Profile, Professional Profile or Company page at heimo, that you would not want to be available for public access.

How We Use Your Data and Why

Your usage and personal settings of our Services decides how we can use your data. We use your data so that you, and others, will be able to utilise and experience all of our Services (including advertisements) in the most personalised and smoothest way possible. We further use your data to develop and improve our Services.

By using our Services, you can search for, find and connect with other Members, including both Individual Profiles and/or Professional Profiles, and depending on the personal settings for you and others, you may also be able to search for, find and connect with connections of other Members from their connections, and other Members will be able to search for, find and connect with Members from your connections.

We may also use your data, for example your profile information, your recommendations, and your current connections, to recommend other relevant Members for you to connect with, as well as recommending you as a potential relevant connection for other Members. If you use any of the functionality we offer for inviting others to become Members and connect with you, for example when you invite other people through their email address or by text message, we will use that data to give you recommendations of Members to connect with, and notify you when people relevant to you become Members at heimo.

As a Member, it is always your personal choice and responsibility about whether to invite others or not, send and/or accept a connection request, recommend Companies and/or Professional Profiles, and follow Companies. We may use data such as your connections, your recommended Professional Profiles and Companies, and the Companies you follow, to recommend your profile to other Members, as well as to recommend other Members for you.

We also offer a variety of tools for you as a Member to interact and communicate with other Members, for example our instant messaging function. We may be required to analyse the information you share to other Members via our communication tools, including instant messaging, if required by any laws, regulations or any ongoing legal procedures, and in order to identify any potential misuse or any other interactions or engagement which are in conflict with our terms and conditions, and/or our community guidelines.

We offer content such as, but not limited to, information, articles, educational material, statistics, events, and other kinds of housing related information through our Services. Based on the data you provide to us, either via the usage of our Services or via the personal information you have added and have given us permission to use, we can give you personal recommendations and present relevant content (including advertisements).

As a Member (and in some instances also as a Visitor depending on the contents visibility settings), you can see and interact with content available through the feed. Your interactions, such as comments, views and sharing of the content, may be used by us in order to be able to continue presenting relevant, and personalised content (including advertisements) to your feed. Depending on your Profile Visibility Settings, we may also use your data from content interactions and share it with other Members, such as displaying your actions, activities, and interactions with content in your feed, in their feeds.

Our Services enables you as a Member or Visitor to search for, find, get recommendations for, and in other ways get information about opportunities of housing, and /or housing-related (or similar) business opportunities. We will use your data to present you with recommended housing opportunities from other Members and/or Visitors, as well as Professional Profiles and Companies. We will use the data you provide when creating Listings, in combination with your personal information and the usage data, to present relevant opportunities and results for you. We will also use your data to present you as a potential customer for Professional Profiles and Companies, as well as your Listing as a potential housing opportunity for other Members and Visitors, although it is always dependent on your Profile visibility settings, as well as the Listing visibility settings. To make the best use of our Services and increase the chances of getting more qualified housing opportunities, recommendations, and connections, having public visibility settings is recommended.

Our Services enables you to communicate with us, other Members (and sometimes Visitors), Professionals and Companies. We can communicate to you through instant messaging, email, phone, push notifications, and by other similar means from within our Services. As a Member, you can communicate with other Members, Professionals and Companies via instant messaging, connection requests, contact forms, email, phone, and/or by any other means from within our Services, or via contact information accessible via our Services. As a Visitor, you are bound to communicating with Members, Visitors, Professionals and Companies outside our Services. We do not take responsibility for any communication happening outside of our Services.

We may, now or in the future, offer targeted advertisements and sponsored content via our Services to both Members and Visitors, on and off our Services. For the purpose of us being able to offer advertisement and sponsored content, we may share and use your data such as, but not limited to, your profile information, your usage data, your interactions with content, and other data from advertisement technologies, for example cookies.

We may also use your data, both personal information and usage information, as well as public feedback and content, to improve our Services. In relation to this, we will use your data in order to help you solve any of your submitted questions to our customer support, to find and resolve bugs, or similar situations. We may also use your non-personal information data, data which is not directly tied to identify you, such as but not limited to, language, location, professional title, for data aggregation purposes, for creating reports, for statistics such as demographics, and to measure advertisement and sponsored content performance and targeting.

We will also use your personal data and usage data, including all communication via our Services, for security purposes, for example if it is required for investigating any potential violations to our Terms & Conditions, or if we, or any of our Members suspect and/or report you for acting in violation of our Terms & Conditions, or any other harmful behaviour and/or illegal activities while using our Services.

How We Share Your Data and Information

Depending on the visibility settings on your profile, the general settings, and/or specific information visibility settings, your profile and the personal information provided through your profile will have different visibility to Members and Visitors. In addition to the personal information you share on your profile, you may also engage with (e.g. like, message, comment, share) and/or create content (e.g. listings, articles, posts) via our Services. When you interact and/or engage with content it may be visible to Members and Visitors, as well as certain personal information such as, but not limited to, your name and your profile photo. We may also notify other Members in the event that you have visited their profile.

We use external softwares from third-party service providers to maintain and develop our Services, for example, but not limited to, for product analytics, customer support, information security softwares, software development, payments, and with that we also need to share some of your personal information to these external companies.

We may also be legally required to share and disclose certain personal information and data about you if required by law, or by any other legal processes and/or regulations.

In the event of a merger, an acquisition, a sale or by any other means a change in control, or as in a preparation of any of the aforementioned instances, we can share your personal data to any company or other entity buying, or interested in buying, our Services. Any company or other entity buying our Services, or parts of our Services, will have the right to continue using your data, as per what is described in this Privacy Policy.

Professional Profiles & Company Pages - Premium

For Professional Profiles and Company Pages, we may offer certain Premium Services exclusively available for Professional Profile Members, for them to use certain features, tools and/or other specific professional services of our Services. Before accessing and using any of these services, we may ask you as a Professional Profile Member to give additional permission for us to share your data with your employer and/or company, in the event that your employer and/or company is the paying entity for the Premium Services licenses.

Certain Professional Profile Members, their employer and/or their company, may also be legally, or by other means required to transfer and handle certain personal information of other Members made available for them via our Services externally.

Individual Profiles - Premium

For Individual Profiles, we may also offer certain Premium Services exclusively available for Individual Profile Members, for them to use certain features, tools and/or other specific Premium Services. Before accessing and using any of these services, we may ask you as an Individual Member to provide us with additional required personal information, in order to be able to upgrade and use our Premium Services.

Your Rights

You have certain rights when it comes to our collection and handling of your personal information and data. Below is a summary of your rights, and further down in this section you also find more detailed explanations of some of your rights when using our Services.

Right to Object
You have the right to object to us processing your personal information and data based on legitimate interest. This means that if you object, we may no longer have the right to process the personal data, unless we can demonstrate and motivate compelling legitimate grounds for us processing the data, which override your rights and interests.

Right to access and transfer your data
You can request to access and get a copy of certain of the personal information and data we have collected by contacting us. We aim to respond to any such requests as soon as possible, and aligned with the regulations, we ensure to respond within 30 days of receiving your request. As per your rights, you will receive your personal data in machine-readable format.

Right to rectification
You have the right to edit, change, and by other means correct personal information which is incorrect. We offer you the ability to edit a majority of all your information from within your profile using our Services, and you may also contact us to get further assistance.

Right to erasure/Right to be forgotten
You have the right to request that we delete personal information data about you, for example but not limited to, if the data is no longer necessary for us to collect in relation to the purposes for which it was initially collected, or otherwise processed, or if there is no longer any legal basis for us to process the data. We always aim to remove your personal data and visibility of your personal content and engagements via our Services as soon as possible.

Right to restriction
You may have the right to request that the processing of certain of your personal data should be limited, for example if you believe that we have no legal right to keep it, or to limit our use of the data, for example if you believe that your personal data is inaccurate. You can control and manage how we use your personal data from your profile, or by contacting us at [email protected].

Right to withdraw your consent
You may, at any time withdraw any consent you have previously given us to collect and handle your personal information and data. It is however important to mention that withdrawing your consent will not affect any processing which has already taken place, and it will limit how you can continue using our Services.

Right to data portability
You may have the right to access and/or transfer some of the personal data which you have provided to us, and if you decide to exercise this right, we will provide you with the personal information and data in a machine-readable format as soon as possible, and/or as soon as legally required.

Other general information about your rights and our data collection
In general, we will keep your data for as long as it is still relevant for us to keep your data. In practise, this means that as long as you keep your account as a Member using our Services, or by any other means use our Services, we will retain your personal information as well as your usage information. In certain instances, we may also retain your non-personal information for statistics, analysis and other data and usage aggregations to measure and develop our Services.

We offer you a number of options on what kind of data you want to add, share, use, and have visible to other Members and Visitors. We also offer a number of options on how you can manage the data we have collected about you, as well as what data we are allowed to collect and handle. For example, you can delete data, you can request us to erase and delete data, you can edit your data, you can limit, restrict and object to that we use your data (e.g. if we no longer have legal rights to keep it). You also have the right to access and get a copy of all your personal data in a machine readable format.

In the event of you closing and/or requesting to delete your account, we will always aim to remove your personal data visibility as soon as possible. In the event of deletion, your account and the personal data will generally be deleted within 30 days. If required and in certain specific instances, for example but not limited to, if required by law, to prevent fraud and/or abuse, or any other behaviour in breach with our Terms & Conditions when using our Services, we may be legally obligated to keep your data for longer than 30 days after request of deletion. For non-personal information, we will still keep it after the closing and/or deletion of your account.

Information created and shared via our Services, for example a personal recommendation of a Professional Profile and/or a Company page, comments, messages or similar interactions and engagements previously associated to your profile, might still be searchable and visible on third-party sites, for example but not limited to, search engines for some time after the closing and/or deletion of your account, something which we can not control nor influence.

Cookies and Other similar technologies

Age limits & restrictions

Our Services is not intended for, and does not address, anyone under the age of 18. We never knowingly collect any personally identifiable information from anyone under the age of 18. If you are a parent and/or guardian of an individual under the age of 18, and you are aware that your child has provided us with personally identifiable data, please contact us at [email protected]. If we become aware of that we have unknowingly collected personal data and information from anyone under the age of 18 without the verification of parental consent, we will ensure to remove that information from our Services as swiftly as possible.

Complaints

Heimo Group AB, with corporate identity number 559420-7028, is a registered Swedish company and legal entity, and your use of our Services is subject to this Privacy Policy and our Terms & Conditions, governed by Swedish laws and regulations. Any disputes, claims or other objections to how we operate our Services, this Privacy Policy and/or our Terms & Conditions, should be settled according to Swedish laws and regulations. You also have the right to file a complaint to the Swedish Data Protection Authority, if you believe that we have not complied with our obligations regarding your personal data, and you may also contact the supervisory authorities in the country where you live or work.
